Another McDonalds company in downtown crossing, let the revitalization begin! Once Menino gets his Wal-Mart or Target in the old Filenes space, it will really be a destination again, just like Dayton Ohio!
They're on different sides of the street. The Qdoba is at the intersection of Otis and Summer, the Chipotle is newer and is at the intersection of Bedford and Summer (and High and a bunch of others). And to complete the trilogy there's also a Boloco on the other side of the block on Federal street.
I'd consider that the Financial District instead of Downtown Crossing. It's kind of an arbitrary line to draw since they're so close to each other, but the Summer Street location is probably more skewed towards the lunch hour crowd, whereas a DTX location would get more shoppers and tourists and the like.
That stretch on School Street near the intersection with Washington is seemingly doing pretty well. Boloco came along last year. They added Sweet this year and now Chipotle. Scholars restaurant/bar recently opened. There's tons of foot traffic all around it. Big if, but if Borders stays open, this side of Downtown Crossing looks like it's in pretty good shape overall. It seems like the other end that is having the difficulties, reflected in the empty storefronts and of course huge Filene's hole...
In Davis Square, Boloco lost and eventually closed. In my opinion, this had less to do with the relative quality of each chain's food, and more to do with location. Chipotle is right in the heart of the square, while Boloco was on a quiet block 2 blocks away, at the former locations of Steve's Ice Cream and Carberry's bakery.
Both chains seem to be doing fine in Harvard Square.
This is a high-profile corner that is standing vacant right now. I'd rather Chipotle for the moment than that. Damned if you do, damned if you don't...
Given the historic nature of the building, I had hoped an indie or used bookstore could have filled the space, especially if Borders was closing. But seeing as it's been shuttered for so long, anything would be welcome. My only fear is a grease fire.
