Developer proposes residential building on VFW Parkway parcel where the IHOP used to be

West Roxbury developer Peter Davos has filed a letter of intent with the BRA to build 84 residential units in a four-story building at 1235 VFW Parkway, the one-time home of an IHOP that over the past couple of decades has served as a parking lot and the site of a sign advertising stump removal.

Davos's SOVAD, LLC proposes 21 three-bedroom units, 42 two-bedrooms and 21 one-bedrooms on the 1.8-acre parcel between the Home Depot and the building housing the Al-Wadi restaurant and Marino's market. Also proposed: 126 parking spaces.

After the IHOP closed and was torn down, repeated attempts to put a restaurant on the site failed.

I seem to recall from the Al Wadi liquor-license hearings that there are three houses back there.

But, yeah, I was kind of amazed when somebody brought this up during a hearing on the proposed kosher hotel down by the Dedham line.

Also please note the restraint I exercised in my post in only pointing out that the parcel is where the IHOP used to be, and not that the parcel is between where the 5 C's and the drive-in used to be, across from where the Stop & Shop used to be, just down from where the city landfill used to be.

But the locals said that it would be dangerous to have a place serving alcohol so close to Millennium Park and the High School. Please. They were afraid that kids might have their first drink in a bar other than the Corrib.

i like the proposal. i'm all for nice rentals in the area. i wanted to move into the area before i bought a house and there is an extreme lack of professionally managed rentals. with more in the area that will drive prices down, but not by too much given the amentities that the units offer. i live across from the site on gardner and the only thing that i would like to happen is that the traffic be directed away from the VFW. it makes more sense for those exiting the rentals to drive to the street with the lights (next to the ice rink) where they can turn either way rather than clogging traffic on the VFW when they need to turn and go into boston instead of towards dedham. I'm not sure what can be done with the increased pedestrian traffic though. motorists are notorious for constantly running the red at the gardner/vfw intersection. pedestrians needs to be very wary when crossing the street.

Is opposed to condos/apartment on the VFW, Centre & Lagrange is a whole different story.

and apartment buildings hurt Brookline, it's reputation, and real estate values? No, absolutely not, the opposite is the case. What's West Roxbury's problem? Brookline plays up and greatly benefits it's proximity to 'the city', West Roxbury, which is an actual part of the City of Boston, does everything it can to pretend it's a suburb, away from scary Boston. Brookline has very good MBTA access to Boston, downtown, Back Bay, etc., West Roxbury has poor access, and fights attempts to improve it. This is 2015, not 1975.

I've always thought that it would make sense to build a lot of housing in that general area (perhaps replacing much of the industrial buildings near Millennium) and then add a stop on the Needham line that runs right through there. You'd have views of the river, direct access to the park and a train to Boston at your door.

I'm not familiar with the location, so I'll ask: "Will residents of the proposed housing be able to safely walk to places? Necessities, whatever?"

If not, perhaps its a dangerous place to build housing (until issues are fixed).

This area is very safe. Not the most walkable location but proximity to park and other recreation is nice.

I think this is a great idea given what has happened over the past 10 years on that site.
