Latest plans to replace a South Boston bar with a residential building formally filed

Architect's rendering keeps it real by giving one of its figures a scally cap.

A developer this week filed formal plans to tear down the Stadium Sports Bar at 228 Old Colony Ave. to make way for a six-story building with 28 apartments or condos - in what it's calling "a compelling precedent" for further development of the area around Old Colony and Dorchester Street.

Ryan Sillery's proposal calls for 29 parking spaces for the units, which will range from one to three bedrooms and which will include four affordable units.

The building will also have some ground-floor retail space. Earlier this year, Sillery and his partner told the Boston Licensing Board they want to use the Stadium's liquor license to attract a restaurant to the space.

Because the project is under 50,000 square feet, it requires only a single public meeting before going before the BRA board for approval. The project will also require Zoning Board of Appeals approval.

In the application, Sillery's architects explain their exterior design:

The building’s massing is derived from a creative reassessment of it’s site context and urban conditions. A series of metal panels provide a strong identity along the segmented urban grid of Old Colony Ave, and serve to subdivide the building form, composed primarily of brick masonry and glass. With the addition of wood tone composite panels, the design possesses a rich material palette that relates to it’s immediate context and serves as a compelling precedent for the area’s future development.

For the same reason all the buildings built generations ago were all brownstones that looked the same. It isn't just Boston, this is the direction of almost all modern buildings that are designed on a budget.

To their dismay, most architects rarely have the opportunity to do true design work.It's cheaper for developers and architectural firms to keep churning out the same old tired, plastic-looking design over and over again.

This may not be pretty, but it's hardly standard issue.

Look at the front facade that extends beyond any living space (and I mean on the left, not the ghost image on the right.) What is the pattern of openings on it? It appears some surfaces are solid while others represent glass windows hanging in the air, utterly unconnected to any living space. Also, notice the rear balconies that are apparently covered on the long side (with windows/openings) but wide open on the short.

Are we sure this isn't a practical joke?

I don't see it. Everything looks normal enough to me. Okay, some non-90 degree angles, mostly forced by the shape of the parcel, but other than that...

It was "Kelly's. Owned by Martin Kelly Sr with the dining room attached. Kelly's Cork & Bull. And before that it was the Sportlight Cafe.

A 7 minute walk from the train and a 1-to-1 parking ratio. It's a good thing we're reserving all of this precious land near the T for people who want to be able to drive to work.
