Old fried-chicken place could make way for housing in Jamaica Plain

The BRA yesterday gave Boston Property Development permission to tear down the old fried-chicken place at 3385 Washington St. and replace it with a four-story building with 21 residential units and ground-floor commercial space.

The $3.5-million project will include four "affordable" units. One of the units will have three-bedrooms; the rest one or two. The developer plans 23 parking spaces for the building, which it says will "contribute to the much needed revitalization of Washington Street."

The project now goes before the Zoning Board of Appeals for a variance, because the property is not zoned for residential use.

This is a great idea. That is an extremely under-utilized parcel of land and a blight on Washington Street. There are several properties along that stretch of Washington Street that would be better used as multi-level appartment buildings.

I tend to be wary of development but this part of JP could sorely use some livening up and more housing, even if it's way beyond my range. The fried chicken place was, btw, not only a visual blight (who came up with the red and yellow tile scheme?) but also just plain scary. The one time I went in, there was one rather elderly man staffing the front and he was sitting on a stool with--I swear--his bare feet up on the counter.

I said "wary," not "I hate all development and think no one should build anything." And in case you didn't read my whole post, I'm totally for development on this stretch of Washington. But yeah--considering the current pattern of overpriced "luxury" housing developments that are popping up like mushrooms after rain and a few local projects that have been dubiously managed, I feel justified in my wariness. We have three new developments in the works in this small section of JP alone and whatever happens, it will definitely change the fabric of the neighborhood in a huge way. Mostly for the better but I'd be sad to see the whole area paved with $800k condos.

Keep in mind that $500k-$700k is kind of the going rate for a newly renovated 1100 square foot condo with a deeded parking space in this neighborhood. Yes, the units themselves are a little on the "luxury" side, but most of that high price comes from the parking requirements and the overall shortage of housing in JP. It may come as a surprise to some around here, but apartments with elevators and granite counters and a lot of the other things we tend to think of as being "luxury" trappings sell for quite a bit less in some other parts of the country.

used to only read about luxury developments downtown - those haven't gone away - Parcel 13 and the needle at Christian Science - but it's nice to see the BRA working to get multiple smaller/medium sized units built in places west of Mass Ave.

Adam, what's with the quotes around the word "affordable"? These are affordable units under the BRA's inclusionary zoning policy.

I haven't heard anything. I know we have a budget crisis, but I am willing to wager that they get a lot of federal funds. Or at least did if your claim that they are closing is true.

And therein is the issue. Lately all the new apartment buildings all look the same [arguably this could be said for most architectural eras]. However there is one proposed development I kind of like just because it's not quite the same faux brick and vinyl mundanity.
