A Chicago developer will try again to win city approval to replace an old garage at the If You Lived Here You'd Be Home Now complex with several hundred new residential units.

Equity Residential wants to replace a 650-unit garage and small one-story building next to it with a 46-story tower housing 482 apartments or condos - its application doesn't say which - and an 842-space underground garage. In 2011, the BRA basically rejected plans for two smaller towers with 500 units.

The new building, designed, of course, by Elkus Manfredi, would would add an extra acre of open space to the parcel.

Equity Residential says it will only build studios and one- and two-bedroom apartments. It said the experience in the neighboring complex was that most three-bedroom units were not actually occupied by families.

Of the parking spaces in the garage, only 150 would be set aside for residents. Equity Residential says it's expecting a lot of residents won't bother to own a car, given the building's proximity to both North Station and the Science Park/West End Green line stop. ZipCar will also have spaces in the garage.

I haven't gone through the whole proposal, but interested in knowing if the publicly available parking would be suitable for long term storage - most notably in the winter when riding is less agreeable. The proposal said the bike parking would be available for residents and the public. Also if there would be any sort of security similar to what you have a the MGH bike parking or MBTA stations such as Alewife.

I've notice there is a small secure bicycle parking area on a lot on Merrimack St that doesn't seem to get much use. So there might not be much demand if there is money involved.

Does anyone recall that there used to be a similar free standing and orphaned building by Park Plaza at one point. I think it was where they put Statler Park. And the ground floor was an office/storefront for Beantown Trolley Tours.
I think you can see it in this picture but it was there as recent as the late 80s.

From this angle, Statler Park is located behind Motor Mart (TEXACO), between The Arlington (GAS) and Park Plaza (HOTEL STATLER).

My girlfriend and I live at the Quarry Hills Apartments which is now managed and owned by Equity Residential. We've lived here for a while. Archstone owned the complex before Equity Residential bought it. We've noticed a marked difference in the level of service and other intangibles since Equity Residential bought the complex. It's gotten noticably worse. We're leaving here soon.
