Developers unwrap detailed plans for Mattapan Square apartment building

Preservation of Affordable Housing and Nuestra Comunidad Development Corp. recently filed detailed plans for their 135-unit apartment building on what is now a parking lot next to the Mattapan trolley station.

Some 51% of the River Street apartments will be rented to people making 60% or less of the Boston area median income.

The plans call for construction of a nine-unit condo building after the apartments are finished, along with 70 parking spaces for renters, 9 for condo owners and 8 for the stores the developers will rent space to in the apartment building's first floor. The proposal also calls for retaining 50 spaces for commuters using the Mattapan High Speed Line.

The MBTA is leasing the land to the developers for 99 years. According to PoAH and Nuestra Communidad, which will spend $57 million to build the apartments and condos:

The Mattapan Square area is on the cusp of economic and physical revitalization. The upcoming construction of the MBTA's Blue Hill Avenue/Cummins Highway Commuter Rail Station, coupled with the City of Boston's recent implementation of public improvements in Mattapan Square, reflect commitments by the City of Boston and the Commonwealth of Massachusetts to lay the groundwork for the development of transformative projects in this key commercial hub. Moreover, the MBTA's decision to move forward with the development of a transit-oriented development project at Mattapan Station reflects a focused and sustained commitment to establish an environment that will attract future investment. Additionally, the project's mix of residential housing and commercial space will provide additional retail services and support a lively street environment and neighborhood vitality.

no peeling paint, crumbling masonry, brown and yellow color schemes, graffiti, or vinyl banners adorning store fronts in multiple languages that read "Checks cashed, lottery, groceries, cigarettes, EBT/WIC accepted?"

Before you go calling me racist or something, I live there, that is generally a good description of the main streets in the area.

ANY new development I would say should be welcome with open arms.

so filled with rage you didn't bother to read the second half of my comment? I LIVE HERE. I am also not rich, or even well-off. I am not poverty level but I do shop half priced warm beer at Morrissey liquors and half price food at Daily Table soooo, piss off I guess?
I eagerly await the myriad of pics you will post showing the beauty and cleanliness of the buildings and streets in Mattapan Sq, Morton Village, etc etc. Works of art they are...

The people in the drawings, er, um, look like the people who live around Mattapan Square. So kudos for the people who put that together.

Also, this plan looks good. Can't wait until its built.

This is right next to a transit station.

I mean, if you want the people of Mattapan to get priced out because no new housing units come online, fine. I just hope you own, because if you don't, that commute to Boston from Taunton will be very long.
