Um...why are people so shocked? This was going on rampantly in the late 90s (as I recall, several local real estate agencies were fined for this sort of practice, as well as bait and switch) - any sensible person would go to the actual town records before actually going to see a place, right?
Also a shocker for you (and this is not a Mass thing, but a real estate thing) - people can say anything they want in a listing. They should correct it if it is in error but are under no legal obligation to. For example...lets say someone does some work in the house and doesn't get a permit, they are not required to tell you that, unless you specifically ask, even though it can cause serious issues for you later on. It's called...being a crook.
Though this example shows the serious lacking of a real estate agentin smarts as well as honesty, anyone who views them as anything more than a used car salesman with a better tie deserves to be swindled.
