Man charged with renting out apartment he didn't own

Boston Police report that when officers went to 587 Beacon St. to evict a woman squatting in an apartment there, the woman said she'd just rented the place from the building owner, who gave her a key and everything.

According to the building manager, the person named by the victim as the owner of the building was, in fact, not the owner.

While officers were talking to the victim, the victim’s cell phone rang. The victim promptly stated to the officers that the call was from the suspect. Officers instructed the victim to set up a meeting with the suspect, during which the victim could pay the suspect the remainder of the money. As instructed, the victim asked the suspect to meet her in front of 587 Beacon Street. When the suspect showed up to claim his money, officers took the suspect into custody.

Officers then made sure that Nicholas Toledo, 23, had a place to stay for the weekend so that he could appear in court bright and early on Monday to answer a charge of fraud. This is not Mr. Toledo's first run-in with the police at that address. See the second item here.

I remember the same thing once happened to me, but i could not do anything because i paid three months rent in advance.

The guy who rented me the house was obviously not the owner of the house. But strange thing was that all the neighbors knew the man and this is what gave me the impression that he owned the house.

There is no way to know if a guy is owner of the house or not if he hands over the keys of the house. One must deeply investigating his ownership, and by the way who cares to investigate that much.

Not sure if "deeply" is required

since you can just go to suffolkdeeds.com and see who owns the house. You can also see if there's any action to foreclose on it. You can also go to cityofboston.gov and see if they're current on their property taxes. (Ownership is shown on there too, but can be a few months behind).

Why WOULDN'T you check out how stable the owner is with keeping up obligations on a property before you rent it and move all your stuff there?

I REMEMBER ALL THESE CASES I WAS ACTUALLY A NEIGHBOR OF ONE OF THE GREAT PEOPLE YOU COULD LIVE NEXT TO AND THIS WAS DJ MASSIVE!!! WE ALWAYS TALKED ABOUT THESE CRAZY TIMES OF THIS BAD TARGETED ISSUES HE WAS HAVING WITH THIS PLACE AND THE DISTRICT POLICE.

FOR THIS CASE, THE GIRL WAS A WOMEN HE WAS DATING AND HELPED HER WHEN SHE NEEDED IT THE MOST WHEN HER MOTHER CAME DOWN TO VISIT HER WITH HER SISTER FROM HER INTERNATIONAL COUNTRY.

HERE IS THE BEST PART OF THE TRUTH TO THESE CASES MR TOLEDO, WAS A TENANT OF GEORGE S. THE BUILDING OWNER WHO HE WAS VERY CLOSE TO IN TERMS OF FRIENDSHIP AND BUSINESS. WHEN MR. TOLEDO MOVED IN GEORGE TAUGHT HIM THE INS AND OUTS TO THE REALTY BUSINESS, AFTER A WHOLE SUMMER OF EVERYDAY DOWNSTAIRS EARLY MORNING MEETINGS THEY HAD IN HIS OFFICE OVER DONUTS, HE LET MR TOLEDO START FINDING TENANTS FOR HIS APARTMENTS IN HIS BUILDING. MR. TOLEDO WAS LIVING IN THE TOP FLOOR OF SUMMER OF 2007 AND BY FALL MOVED DOWN TO THE SECOND FLOOR WHERE HE HAD COMPLETE CONTROL TO FIND HIS ROOMMATES FOR HIS PLACE AND MORE TENANTS FOR HIS PREVIOUS PLACE ON THE TOP FLOOR. MAKES PERFECT SENSE.

HE THAN MOVED IN HIS CLOSE FRIEND J. LEE I BELIEVE HIS NAME WAS, WHERE HE STAYED FOR A SHORT AMOUNT OF TIME BEFORE THE OWNER DID NOT WANT A TENANT STAYING IN THAT UNIT ANYMORE WHILE RENOVATIONS WHERE UNDERGO WITH WINDOWS.

MR. TOLEDO DID SIGNIFICANT AMOUNT OF RENOVATIONS TO THE APARTMENT UNIT HE WAS DWELLING IN FROM 2007-2009. RENOVATIONS THAT WAS PAID BY HIMSELF THROUGH FUNDRAISERS HE HOSTED AS A DEEJAY, HE HAD THESE GATHERINGS IN HIS PLACE WITH MUSIC AND FOOD WHERE HIS YOUNG COLLEGE COMMUNITY OF BU WOULD COME AND SUPPORT THERE FELLOW COLLEGE FRIEND. AS HE RAISED THE EXTRA "HOME DEPOT" FUNDS BY HIMSELF HE PICKED UP, AND BOUGHT A LIST OF THINGS TO MAKE HIS NEW HISTORICAL BEACON STREET HOME THAT WAS OUTDATED WITH A OWNER THAT WAS SOON TO RETIRE, INTO A COMFORTABLE MODERN HOME FOR THE REMAINED OF HIS COLLEGE STUDIES.

RENOVATIONS INCLUDED:
NEW HARDWOOD FLOORS THROUGH OUT THE WHOLE PARAMETER
NEW KITCHEN APPLIANCES, BLACK ELECTRIC RANGE/STOVE & STAINLESS STEAL REFRIGERATOR
NEW KITCHEN CEILING
RENOVATED FIREPLACES
2 NEW WALLS IN COMMON AREA
COMPLETE PAINT JOB TO WHOLE APARTMENT
NEW LOCKS
WASHER / DRYER STACKER & INSTALLATION

I MUST SAY THIS GUY DID A WHOLE LOT FOR THIS PLACE TO BE BETRAYED AS AN IMAGE OF A "BUILDING NUISANCE". I ALSO NEW THAT WHEN HE MOVED OUT THEY KEPT MOST OF THIS RENOVATIONS THAT HE PAID FOR IN THE PLACE. THAT JOB TOOK HIM ABOUT 5 MONTHS TO DO BY HIMSELF HE WAS MOTIVATED AS HE STUDIED ARCHITECTURE AT HIS UNIVERSITY.

AS HE WAS AWAY FROM HIS BEACON STREET PLACE AS HE RETURNED TO HIS UNIVERSITY FOR A EXTRA MINOR SEMESTER OF BUSINESS MGT. HE CAME BACK HOME AFTER COMPLETION AND REALIZED THAT HE WAS BEING PUT UP FOR EVICTION. WE TALKED ABOUT WHY THAT WAS IN THOUGHT FROM THE OWNER THAN FOUND OUT AS HE HAD HIS CLOSE FRIEND, HOUSE SIT HIS APARTMENT WHEN HE WAS IN SCHOOL OUT OF STATE, THE OWNER CAME UP WITH ALZHEIMER'S OR JUST GOT TO OLD AND WAS NOT IN THE BEST STATE OF HEALTH AND PASSED THE REALTY BUSINESS DOWN TO HIS SON WHO WAS NOT AT ALL FAMILIAR WITH THE CURRENT TWO TENANTS LEFT IN THE BUILDING AS THE REST WHERE ALREADY EVICTED FOR LITTLE TO NO REASONS AT ALL. WE SAW A PATTERN THAT ONE BY ONE THEY WHERE GETTING EVERYONE OUT OF HIS BUILDING, TO START A FULL RENOVATION TO THE BUILDING THAT WOULD RAISE RENT AND GET ALL NEW TENANTS IN AFTER COMPLETION. AT THIS TIME HIS FRIEND WAS ASKED TO LEAVE BY MR. TOLEDO BECAUSE HIS FRIEND NEVER NOTIFIED HIM OF THE EVICTION LETTERS. HIS FINAL SUMMER THERE OF 2009 IS WHEN MR. TOLEDO DID THE FAVOR FOR HIS LADY AND HER FAMILY. AND THAN FINALLY HAD A ENCOUNTER WITH THE "NEW OWNER" THE SON OF ORIGINAL OWNER. THE NEW OWNER/ MANAGEMENT DID NOT KNOW OR HAVE NEVER SEEN THE RESIDENTS OF MR. TOLEDO'S UNIT AND IMMEDIATELY TOLD HER SHE COULD NOT BE IN THE APARTMENT, OF COURSE BECAUSE HE HAD A EVICTION PROCESS IN COURT UNDERWAY. AFTER MR. TOLEDO WAS FALSELY ACCUSED OF THE SO CALLED "FRAUD MOVING A PERSON INTO A APARTMENT HE DIDN'T OWN" FOR NO REASON AT ALL WITH NO FACTS OR PROOF FROM THE REAL OWNER AND THE PRIOR PERMISSION AND BUSINESS THEY HAD PRIOR TO SINCE 2007. THE POLICE SHOULD OF NEVER TAKING "WEEKEND ACTION".

MR. TOLEDO INFORMED ME THE DAY OF, BY AUGUST 2009 THEY SETTLED AND HE GAVE UP HIS HARD INVESTED RENTED APARTMENT "HOME" AND WAS FORCED TO MOVE OUT IN ONE HOUR. AS A TENANT OF THE WONDERFUL GEORGE HIMSELF WHO I ALSO INVESTED SOME MONEY IN MY APARTMENT NEXT DOOR IN MY OWN RENOVATIONS, I COULD NOT UNDERSTAND WHY THEY PUT THIS YOUNG 21-23 YEAR OLD SOLE PREP. THROUGH ALL THAT WITH NO CLOSE BY FAMILY. I SAW A YOUNG MAN WHO WAS LEARNING LIFE, AND WAS PAYING HIS RENT TO A, NEW FRIEND, AND ALONG TIME BUSINESS MAN, GEORGE WHOSE BUSINESS GOT PASSED DOWN TO A NARROW MINDING; NEW OWNER WHO WAS EFFORT LESS OF FINDING OUT THE FACTS BEFORE HE SHOWED HATRED TO A YOUNG UPCOMING SUCCESSFUL BUISNESS MAN, ARCHITECT, AND DEEJAY.

I REMEMBER UNFORTUNATELY BY HIS LAST YEAR THERE, A UPSTAIRS NEIGHBOR IN HIS BUILDING MOVED IN AND CAUSED AN ADDITION TO MAYHEM TO MR. TOLEDO AND EACH OTHER. I'M SURE HE POSTED A FEW OF THOSE COMMENTS ON THIS HUB ABOUT MR. TOLEDO AS I SCROLL DOWN AND SEE "BACK AT IT AGAIN" AND POSTED GATHERING INVITATIONS, CLEARLY JUST A BLACKMAILING MOVE ON THE UPSTAIRS NEIGHBORS PART. I REMEMBER THE POOR KID HAD THE POLICE CALLED ON HIM FROM THIS UPSTAIRS KID A TRILLION TIMES FOR HIS MUSIC BEING PLAYED AT A NORMAL LEVEL, KEEP IN MIND THEY WHERE THE ONLY TWO LEFT IN THE BUILDING THAT OCCUPIED UNITS. THE FIRST FLOOR WAS THE THE OFFICE OF THE OWNER/ MGT SECOND WAS MR. TOLEDO, THIRD FLOOR WAS THE NEW NEIGHBOR AND FORTH WAS NO ONE AS THEY WHERE WORKING ON THE RENOVATION PAID BY THE OWNER.

ALL THESE INCIDENTS WHERE VERY UNFORTUNATE AND I AM VERY SAD TO SEE THAT THIS GOOD MAN A FEW YEARS LATER HAS THIS HORRIBLE, AND COMPLETELY WRONG INFORMED BLOG ABOUT THESE SIMPLE CASES IN MY NEIGHBORHOOD, AND THE LEAST I COULD DO FOR MR. TOLEDO IS BLOG THE TRUTH ABOUT WHAT REALLY HAPPENED FROM 2007-2009 IN THE BUILDING NEXT TO ME WITH A POSITIVE STRONG MINDED, GOAL ORIENTED MAN. I RECENTLY SAW MR. TOLEDO AGAIN WHICH BROUGHT ME TO GOOGLE HIM AND SEE THIS FALSE SAD BLOG (WHICH SHOULD BE REMOVED FROM TOP TO BOTTOM), AND SAW THAT HE IS DOING EXTREMELY WELL. i dont get it... how can this be happening for so long? Does someone own the building?? how can they have parties in there, and how do they have access to the building if they don't own it.

He is renting another apartment in the same building. He seems to have been arrested for renting out another unit other than his own.

The owner of the building is George Chaletzky. I'm not sure who Stephen is -- his son maybe? Hearthstone Corp. is the management company for 587 Beacon. Stephen is mentioned on the second page of this article.

And yet another incident

From the BU Today crime log for Oct. 16-Nov. 1, 2008:

Upon arrival they met with the victim who stated that on 11/1/2008 between 1:35 AM and 3:00 AM while she was out last night her roommate entertained 4 men and at some point her Apple laptop and Apple iTouch were stolen. They then spoke with her roommate who stated that she was at a party in the early hours of November 1, 2008 at 587 Beacon St, 3rd floor, Timeless Entertainment. She stated she had two beers at the party when she ran into two men she knew. She stated the men only stayed for 10-15 minutes and during that time she stated one of the men stated he was going to urinate in the victim’s room. The victim’s room was locked but because of a common bathroom, the victim’s room could be accessed via the bathroom. She stated that one of the men used the bathroom and she didn't notice that the victim's door was open and her laptop was missing until after they had left. The victim’s roommate contacted the men and was told they would return the missing items on 11/1/2008. When the items did not get returned the victim contacted the police. The victim stated that her Apple iBook was valued at $1700.00 and her Apple iTouch was valued at $229.00

This stealing laptop or other valuables from a roommate of your host when there's only a few people (or only you) over, has always baffled me, even assuming no morals. In all cases, the host seemed to immediately or quickly know who took it.
