Chelsea as the next gay neighborhood?

Time was, of course, when the South End was Boston's primary gay neighborhood. Then Jamaica Plain became hot and now you see sizable gay populations in Roslindale and Dorchester (among other places). Is Chelsea next?

Eastie/Chelsea have had gay 'neighborhoods' for years.
I moved to Eastie something like 12 years ago, and, though it was nothing like the South End or JP, there were a number of established (meaning there for more than a couple years) gay households in my neighborhood. I found this out through an interesting shouted interaction one night indicating that I wasn't the only "B!tch living with the F#cking F@gs." (pardon the language)
