Among other things, don't make the proximity of a Dunkin' Donuts a selling point:

Maybe I'm sad but this could possibly sell an apt. to me :( haha. There's a difference between a D&D being a few hundred yards away and being able to stumble out of my front door and be in one. Heavennn.
If the apartment is 'luxury' ...
wouldn't the tenant more likely be interested in the proximity of a Starbucks?
