Yes, that's a lit Christmas tree in an apartment at Washington and Beech streets tonight. And while you can't tell from the photo, the lights were blinking.

A roving UHub correspondent, meanwhile, reports another lit tree on Canterbury Street, opposite the Sacred Heart School.

Washington and Beech? You mean that new oversized, out of proportion building that towers over the rest of the neighborhood? The affordable housing project that was supposed to include units to buy that got conveniently cut out after the community gave its approvals? Yes, I recognize it.

As a neighbor, I was skeptical about the rebuild plans for Washington-Beech. But I've got to say that the new buildings are far more attractive on the outside than the old, and seem quality built (never saw the inside of the old ones, but I've been inside one of the new townhouses and the apartment building at the corner - the workmanship seems solid).

I think the townhouses are still a both rental and loan-to-purchase units. Don't know the mix, or if it's changed recently. I heard that the 16 apartment-bldg units that were supposed to be affordable condos were re-figured as rentals because the housing market tanked right about the time phase one was finished. I'm of two minds about this:

At first blush it seemed smart to let people move into quality, safe housing than to leave potential homes sitting vacant waiting for qualified condo purchasers that never show. But the rentals were always supposed to make up the vast majority of the units in the apt buildings anyway, so I'm not quite sure why they couldn't at least try to sell a few units and then change them to rentals if sales didn't happen. Maybe the ownership/money ballet would have been too complicated, or maybe they didn't want to be accused of sucking up the few qualified apt buyers looking in Rosi right after the collapse.

I don't see how keeping them rentals makes anyone more money than selling them. Maybe you could explain who you think benefits unduly from this rejiggering? I feel like there are so many other boondogles and sweetheart deals to lambaste the BRA for - I don't see the case in going after W-B.

p.s. If you are interested in buying a place, there is a decent supply of very nice houses here in Rosi (but slightly fewer than there were last year, which is a blessing). And even some new ground-up construction, which makes me inordinately happy to see these days.

It's an attractive design and a similar scale with several other buildings in the neighborhood, both new and old. I'd like to see Roslindale get a few more of these.

Do you remember what was there before? I used to ride my bike up that hill past that brick and pipe gangland nightmare on my way home to the suburbs. Now my daughter goes to school across the street and I go to PTA (SPC) meetings in the community room. Looks great to me.
