Boston could gain control over key part of Everett casino plan, but might still sue anyway

The Boston Business Journal updates us on the latest in the Boston-area casino deliberations - the state Gaming Commission could require Wynn to bargain with the city over Sullivan Square traffic issues if Wynn gets the license, but an angry Marty Walsh indicates he might still sue if Wynn wins.

..if a Wynn win could win Wynn?

I wonder if the odd EPA air quality rule elements will have a role? That many added stinkpots could make a pretty bleak breathe in addition to human frogger on crack for all the various pedestrians and pedal pushers.

Boston has plans for the redevelopment of Sullivan Square. The Wynn casino proposal throws a wrench in that.

Wynn's casino plans expect roughly 60-70% of the casino traffic to go through Sullivan Square. Based on there analysis, this amounts to just under 10 thousand additional car trips per day (less during weekdays) through Sullivan Square. This directly contradicts development of mixed use TOD which has a focus on building city-space for people, not cars.

Should we keep Sullivan Square a road park? I don't think so. Boston would probably be better off if the Wynn proposal does not succeed.

Edit: For the few bus users. One of MBTA's largest garage is caught between Sullivan Square and the Casino. Any additional traffic will cost time for bus routes originating there. You can expect less trips per day and declining on time performance in numerous cities/towns.

Let blackjack fix the backlog and hope the surrounding states won't come to the same conclusion so they can furnish us with a steady, sustainable stream of high rolling chumps.

But actually this sort of makes sense. The current Eastern Route (a.k.a. the Newburyport/Rockport Line) passes right by the back of the site. The state should force Wynn to pay for equipment to run DMU service (or put up a wire and run electric service) between North Station and Lynn every 15 minutes with stops in Revere, a couple in Chelsea, Everett (also would access the shopping center there) and in the future a new transfer station at Sullivan (harder than it looks to build, but feasible). This would mean much better access for Lynn and Chelsea residents to both jobs at the casino and downtown (although routing it across the Grand Junction to Kendall and Allston would make some sense, too).
