Cavalcade of condos continues in South Boston

Proposed condo building at 327 W. 1 St. in South Boston

A developer has proposed a 5-story condo building on what is now half of a parking lot at 377 W. 1 St. in South Boston.

Donald Clancy is proposing to use the roughly 8,000-square-foot lot for a building with nine condos - six with two bedrooms and three with three bedrooms - and 15 parking spaces in a first-floor garage. Some space on the first floor would be set aside for commercial use - likely a restaurant - according to his filing with the BRA.

The building’s Dorchester Street and West First Street façades will reflect a pedestrian-friendly design strategy, including an inviting and attractive building entry and design elements such as, non-intrusive downspot lighting on the building’s exterior surfaces and human-scale design elements. The building provides a generous setback on the West First Street side to allow for maximum enjoyment of the sidewalk along the project’s northeasterly axis, and to provide the opportunity for possible future seasonal outdoor seating for the intended restaurant use.

How long before South Boston is a pricey as the south end?

People apparently have finally figured out white is long gone, and you can walk to the financial district in 15-30 min.

I think that's actually another building (currently under construction, I think). Subtract that and it looks more 9-unitish.

I for one is glad it's only 9 condos. We have enough 1-2 bedroom 1500 square feet places.

We need more 3 Bedroom, 3 Bath, 2000+ sq ft condos for families.

Seriously, Boston developers with their clever knack for creativity. The buildings built in the 40s look better than the ones built in the 21st century.....which should not be the case at all.

Most architects seem bitter and depressed with the way their careers have turned out... if they're over 40 they probably keep a stash of vodka in their file cabinet. Half the timie architects don't design, but merely execute the cookie-cutter design already put in place by the developers. Essentially, architects often act as babysitters for construction projects. Blame poor design on the developers who could give a shit and are out to squeeze every last time out of a project while, by the way, not paying their bills! Used to work for an arch. firm.

This continues along 1sr Street for luxury units that cut curbs and take away much needed parking to make garage entrances. Developers are only allowed to build this high under article 68 if it includes a commercial space. This building only has 360 sq ft of commercial space while top units that are only allowed to be added due to this commercial space but are quadruple the size!!! BRA and Walsh are for affordable units though...pfff. number 1 priority? Developers and Walsh in bed together. Smoke and mirrors...

Still a pretty raw, industrial area there, at least looking northeast, with a seedy-looking tin shack across the street. But you're pretty close to Perkins Square, and there's a lot going on there these days. Not the worst place to buy in Southie.

Our politicians assured us that all new projects along First st would comply with the the new Article 68 zoning-but that's not what is happening here. Mr Clancy do the right thing-build what Article 68 zoning allows, you'll still make millions then be done with it.

This development is in the middle of nowhere. No subway or bus stops near this place. (Broadway Bus stops are nearby walk but you would never get on that far into the route). Where would your guests park or where do the patrons of the commercial unit park?
As long as you fools keep buying the units, the developers will keep building more and uglier condos.

Unless you commute out of the city, are disabled or have small children there is no need for you to own a car in SoBo.

The developer is basically defrauding taxpayers and making a joke of the BRA review process. He's built pretty much the exact same building on multiple consecutive lots that he owns on W First St. Instead of proposing the whole thing at once and going through BRA large project review, he's built his complex building by building as if they're independent, which instead, only requires BRA small project review for each one. Ever wonder why other projects are mitigating their impact on our streets with new crosswalks, traffic signals, and roadway realignments while all the development over here has done absolutely nothing to make the area safer? Everyone knows the East/West First St intersection is a mess. It would be nice if the developer stepped up and corrected it. He's introducing so many more people and cars to this problem intersection. This isn't a small time developer building a one and done triple decker on a vacant lot.
