Waterfront residences, hotel proposed, but this time in Dorchester

City Point Capital today formally proposed replacing the current MarineMax Russo complex in Port Nortfolk with 150 residential units, a 25-room hotel and a boathouse.

The South Boston developer's letter of intent, filed with the BPDA, calls for 195 parking spaces for the proposed Neponset Wharf project, which would sit at the mouth of the Neponset, next to the Venezia Restaurant and the Boston Winery off Ericcson Street.

The current MarineMax Russo boat sales, storage and service buildings would be torn down. The existing marina and slips, however, would be retained and upgraded.

The next step is for the company to file a project notification form that would have more details on the proposal, as part of a public-hearing process before the BPDA board votes.

I am usually the last person that says you need parking with a big development in the city, but in this case the parking is woefully inadequate. There is little, if any, public transportation close to this location and most residents will have 1 car per adult occupant.

I love development in Boston, but this is a tough corner to be doing it.

For those who have never been there, and I am willing to bet that is almost all of you, Port Norfolk is very isolated from the rest of Dorchester because of the Expressway and the railroads. There are 2 roads in an out of the area, and T service is really bad.

I love Port Norfolk, so perhaps I am a bit protective of it. That said, I've only been through there on foot, but knowing the infrastructure, these new housing units might tax the area.

3) Fort Point (funny in that it no where near the fort or the point)

Yeah, it is an amazing little place, but obscurity hasn't seemed to have hurt the Venezia. But 150 condos (apologies if I'm wrong, because the initial application doesn't say, but this just seems like a perfect place for condos) on top of that? It'll be an interesting traffic plan they file, I bet.

The developer is working with the neighbors before the plan officially comes out.

You don't know the other means of ingress, do you? Why, it's by Tenean Beach, which you have posted a photograph of today.

I hope to be running out that way in a few weeks. I will definitely be on the new section of the Neponset Trail, but beyond that is up in the air. I haven't been over by UMass/Boston since the fall.

Do you live in the area? I used to live on Ashmont between Neponset ave and Adams St. I loved it. I used to shoot hoops in the park at Tenean beach. The HoJo's was still there when I moved there at 14. Yikes!

It's a 6 mile run to Tenean beach give or take, but family lived behind St. Margaret's.

The thing to note is that where the Hojo hotel was is not where the restaurant was. From my foggy memory, the restaurant was where D'Angelos is now.

I'm waiting for the boardwalk by the gas tank to be built. That stretch of Morrissey Blvd is lonely for someone on foot.

It is going to be interesting when we meet on June 3. There is already a restaurant, Marina, yacht club, distillery and winery. I don't know how we can handle 150 more units, this project will essentially double Port Norfolk's population. I imagine there is a ton of toxic waste on the site. I'm sure our sewer system will have to be modified or upgraded. When whispers first started about the project, it was said that people who moved out of Dorchester 20 to 30 years ago would love to move in down here and get back to the city. I do not think any of these units are going to be affordable and I do not see a hubway station getting a lot of use.

When I was a kid, we called it the Port and we used to I never went down there until I was in my 30s but legend has it that it was notoriously poverty stricken.

The traffic. Oh lord, the traffic. I travel over the Neponset River Bridge to get to work and holy hell - it's the worst. With the 300+ apartments opening in Marina Bay this summer, it'll be even worse unless they take the ferry (which hasn't reopened for the season yet), work from home or take the Red Line. Please Lord. We can't take the traffic.

I knew I should have bought in Neponset when I had the chance.

If you bike northeast along the Neponset trail from Readville or Mattapan, this is where you will end up. A large and long-abandoned parcel nearby was redeveloped a few months ago into a new waterfront park.

I lived here in the 1970s, soon after the Red Line was extended to Quincy, and there was no stop anywhere between North Quincy and Andrew. (The JFK stop on this branch was added much later.)

Either Neponset Circle (Redfield St) or Conley Street would be logical places for a station.

It was Pope's Hill Station, long before my time. I can't see a stop going in either of those spots.

On the Old Colony Railroad (you did specify Red Line), my apologies! It would be a logistical nightmare, you can barely get in/out of the neighborhood in the morning. If there is going to be a stop, it should be on the other side of Morrissey Blvd.

The Dunkies island would be the perfect spot for a T station. Easy access for pick up and drop offs and the tracks already run right over it.

the walk from Dunks to the end of Pt. Norfolk is quite a distance. It would not be successful.

There are now small "boutique" hotels. I wouldn't be surprised if they try to market this as a "boatel" - putter up in your boat and spend a couple days relaxing in a bigger space.

I went a year or two ago for lunch and it was the usual "meh" Italian place. The views are beautiful but the decor is outdated and I suspect that people are loyal to it because they've gone there for years.

On another note - did you know that Captain Fishbones in Marina Bay just changed hands? The people who own Artu and a couple of other restaurants bought it and have changed the menu to Italian. They're opening a Rum Bar for the summer. I don't associate Quincy with Rum Bars but I wish them all the best.

I went to Fishbones 2 wknds ago when it was actually warm and sunny out. The menu shocked us and was only had a few items listed. Figured it was a new chef or something.

I live in pope's hill, dot which is not far from Pt. Norfolk. The area is spectacular and would be perfect for a new development. I live the Boston Harbor Distillery, and if you haven't been you should check it out.

BUT, you literally have to go up a tiny residential street to even get there. When I say tiny, i'm not doing it justice. It's hard to find, no public transit and you would effectively double the amount of traffic it not more, on the tiny streets.

I'm not usually against new buildings and projects, but this one needs to find an alternative solution. I'm not familiar with all the aerial images, but maybe build a new road? think outside the box or I would deny this project as is.
