City's edge in West Roxbury to get an urban feel with new apartment complex, developer says

Architect's rendering.

A Waltham developer has filed plans for its two-building, 258-unit apartment development along VFW Parkway, between the Boston Trailer Park and Prime Motors.

Lincoln Property Co. says it will turn the 4.6-acre site, which now consists of an abandoned parking lot and a lot of scrub, into a new community just up from the Dedham line on the southbound side of the parkway. The buildings' design will bring "a strong urban edge" to the roadway, the company says.

Both buildings would be four stories if approved by the BPDA. One of the buildings would wrap around a parking garage with room for 387 parking spaces.

Lincoln says it will not need any zoning approval because the proposed project is less dense and shorter than the maximum allowed and the number of parking spaces matches that called for in the zoning code for a residential project there. It also has more open space than required - including an outdoor pool for residents.

Lincoln hopes to begin 22 months of construction in mid-2019.

It's a shame about the traffic though. That intersection of Spring and VFW is already prone to back-ups. This and the new housing by Home Depot are going to exacerbate matters but still worth building.

I wonder how long that trailer park can last. Surely enough money can be made developing it to buy out whatever leases or ownership there is there so many more units of housing could be stacked up on that site.

It's a co-op, so no single owner to just kick everybody out (it's a co-op because it used to have a single owner who tried to kick everybody out but the residents fought him for years and years and won).

So, good that people won't be kicked out en masse but I'd still think unless there are zoning issues (which of course there probably are), a developer could make those co-op members an offer they wouldn't refuse to cash in and move out. I'd assume you can fit more than the 104 units of housing that the park currently provides onto that lot, on the river none the less.

That being said, I guess there were renovations to the park infrastructure in the last decade so I can see it might be more expensive than developing underused land.

I was thinking the same about traffic. That U-turn at Spring Street is not fun.

Any idea what is being built where the old McDonalds was, across from the still-in-business McDonalds? (I recall the kosher hotel decided not to go ahead, but I can't remember anything else being discussed for that site.)

If so, it would be despite the best, um, worst efforts of the guy who owns Waves to keep it out.

Well since we all know that brick-and-mortar retail is now dead, we at least know it won't be that.

But anyone know what is going into the old Sears?

the world's single largest Trader Joes.

Just kidding.

Also build that.

I've heard a Roche Brothers or a Target and there's no way its either of those. But a TJ's would make my life complete... with a wine section.

Another rumor is a Market Basket

Knock down the whole "mall" (except for Lowes) and build a WalMart or Target. Please?

Knock down the whole mall except Lowes and build apartment towers.

That AC Moore is the only place to buy art supplies south of Fenway though :(

Instead of building a Wal-Mart, how about building housing for the homeless.

Per other U-Hub posters, there are only homeless people in Boston where we create them and therefore there can't be homeless people in a steadfast noble suburb like Dedham.

You can't build homeless shelters for a population which doesn't exist!

A 4-story apartment complex on that site along the VFW Pkwy will look "urban"?
