Developer proposes building with micro apartments, executive suites on the lesser known Kenmore end of Newbury Street

An Everett developer has proposed adding four floors to an existing three-story building at 601 Newbury St. in the Fenway and turning it into a building with 36 micro apartments and 49 "executive suites" - longish term, temporary housing for professionals on assignment in Boston or out-of-towners on extended visits to the city.

Thibeault Development says its $10.2-million project, near where Newbury Street meets Brookline Avenue, overlooking the turnpike, would not only revive what is now an empty building but add housing to the Kenmore Square area. No parking is proposed, given its location near the Kenmore Square T stop.

Thibeault hopes to being construction this spring, with rooms ready for occupancy by fall, 2022.

So another shitty AirBnB building trying to skirt the building code, accessibility regulations, and the zoning code by keeping part of an existing building to file as a renovation to an "existing building".

It won't add any housing. It's going to be another low rent hotel dodging taxes and fees.

Regular apartments are being used as AirB&B's now. If you make a space for them that frees up housing space. Taxes and fees restrict your freedom to travel.

I agree completely with Anon that this is not possibly going to bring long term residents or families to the Fenway/ Kenmore neighborhood. Awful. and Ugly.

Really, what's the difference between the executive suites and the micro-units except target markets - what's to stop them from just turning the whole thing into a Airbnb (not that there's anything wrong with that (sic)). I might be missing something obvious.

Let’s hope there is a strict “ No AirBNB” clause in residential leases and that the management company also complies when renting the “executive suites”. I think many apartment management offices have learned the hard lesson to cease renting units to short-term visitors...Especially during this strange Covid-19 period. It’s not ever a good idea to rent apartments in large or large-ish communities to AirBNB guests.

Seems like a good spot for that type of thing. Very convenient location but with ugly Pike view & noise.

My guess is this: Executive suites will be completely furnished for long term visitors to utilize immediately. They will probably have not only furniture, but linens and kitchen items provided. The micro apartments will most likely be available unfurnished, for longer term residents who will provide their own furnishings.

Back when AIB was still in Kenmore before they turned in to LUCAD over in Cambridge. The building was/is terrible and I can't believe the amount of money I spent on college (as I'm sure many feel) to end up in that shabby building, but I made a lot of beautiful memories and friends in that building. Still waiting to see what they actually do with the old main AIB building at 700 Beacon...

That looks really handsome. I hope it goes through.

I wonder why the developers/designers didn't include any rooftop amenities or solar panels in the plans. In a constricted area like this it seems like a no-brainer.
