Jamaica Plain landlord drops suit against Pine Street Inn apartment proposal

The Globe reports that Monty Gold has dropped his lawsuit against a proposed 202-unit Pine Street Inn apartment building across from Turtle Swamp Brewing in exchange for the addition of more parking to the project.

In exchange, Pine Street Inn and its developer, Community Builders, Inc., agreed not to challenge Gold should he decide to redevelop the Turtle Swamp property, which he owns, the Globe reports. Turtle Swamp is not a party to the suit, although its owner has raised concerns about a separate senior-housing building proposed for right next door.

Gold sued in Suffolk Superior Court last year, after the Zoning Board of Appeal approved the Pine Street Inn plan, which calls for 140 studios for PIne Street clients coming out of homelessness and 62 more traditional affordable units.

At issue for Gold was the 39 parking spaces the board approved, which he said was not enough and would make it impossible for workers at his property to find parking spots. The two non-profits agreed to lease extra spaces at a nearby church - 30 for construction workers and then 15 for the permanent Pine Street staffers who will work at the building with Pine Street clients. Also, Gold and Turtle Swamp will have the right to six spaces in the Pine Street Inn building's garage at night and on weekends.

In a statement, Pine Street Inn and Community Builders said the project will now go forward, even though it will likely cost more due to skyrocketing wood prices in recent months.

Small discrepancy, at least according to the Globe article, 38 off-street parking spaces is what was initially approved by the BPDA instead of 60.

The conclusion remains the same; greedy slumlord Monty Gold who live in a huge single family in Brookline thinks that much of the street parking on Washington St is his and by bullying the non-profit developer, he was able to delay the project by a year and make it considerably more expensive. For his actions, Monty Gold deserves far more scorn and shaming than he has received so far. Folks should remember the next time Monty wants to do something requiring community support.

Gold thinks parking spots for exhaust spewing machines is more important than housing for humans.
All at a location on a bus line and close to a T stop.

Gold really has some nerve doesn't he? He's opposing all the development around him (he's also opposing the senior housing proposed next door) but uses a lawsuit to get them to agree not to oppose when he eventually does it?

Lastly, the parking on Washington St is limited to 2 hours, so no one should be parking there all day anyway. The idea that Pine Street Inn employees would be parking there is nonsensical.

Don't forget the owners of Turtle Swamp are not innocent bystanders in this whole situation. They've been opposing the senior apartments proposed for next door to the brewery.

I see so much hate on Turtle Swamp and its owners, repeating the same accusations over and over again using exactly the same language on different forums that I'm now assuming that it's an astroturfing campaign.

Oh, the other thing, the last time I was at Turtle Swamp in 2019 they had ZERO on-site bike parking spaces. None. And there were no racks on the street either. For people who are so concerned with the ability of their customers to park, one would think they would take the easy steps of installing some bike racks on their property.

The Globe did its usual woke spin on this article. Folks, lumber and steel, and labor costs have been escalating for years. Sure. The pandemic supply chain has exacerbated it. No one wants to talk about when affordable housing activists hold up private development in order to stop or slow it down -same phenomenon happens. The projects no longer pencil, they sit vacant, and pressure continues to mount on existing market rate units.
