Apparently, Dedham doesn't really hate children

MyDedham covers a meeting last night on a proposal to cede part of the town to Boston so a developer can build a humongous housing project (1,850 units).

Despite what you may have read, officials declared they do not really hate children who might soak up the tax revenues if Dedham allowed housing on the old Stop & Shop warehouse complex (which is currently inaccessible to the rest of town). At the same time, however, some residents are concerned that if they don't offload the land, developers will build porn palaces or something there since the land is now the only place in Dedham zoned for "adult entertainment" (one East Dedham resident worried that if the town does give up the land, his part of town would be designated for carnal purposes). There are not currently any adult-entertainment facilities in Dedham, although there is a porno book shop on whatever it is they call Rte. 1 these days. A key question: Is the developer's proposed $2.5-million payment to Dedham enough? One guess what the consensus was.

The proposal could go before Town Meeting this fall, but it would also require approval from Boston and the state Legislature.

One minor correction - in Dedham we are not worried (too much) that someone might put in an adult store on that property. The only way to get to it from Dedham is go about a mile down Milton St, over the bridge at the Readville train station, through Wolcott Square and down another road. If there has to be an adult store somewhere in Dedham, this is the place we would want it. Our concern is that if this parcel becomes part of Boston then we wouldn't have another parcel zoned for adult businesses and a developer could build anywhere they wanted in Dedham (even in East Dedham).

Why not put it on (the road formerly known as) Route 1? Nobody lives there, it's all commercial already.

The advantage of keeping the old Stop & Shop land zoned for "adult entertainment" is that there is absolutely zero chance of anything actually being built under that classification there. In the old days, that was because the whole thing was used as a supermarket distribution center. Now, it's because the developer wants to build a new neighborhood.

Contrast that with Rte. 1 or Providence Highway or "To 1A" (which is how it's identified on 128 these days): It's pretty easy to picture the Tahiti being turned into Golden Banana South.

Actually, there are a few homes that back up against the road (just north of that strip mall with Plaster Fun Time in it); and a lot more homes right around various corners from it.

There is already an adult store across the little side street jutting off from the Route Formerly Known As One from Tahiti. When it moved in there were no zoning laws restricting where it could go. If it ever leaves that space the only place in Dedham it could go is to the parcel being considered for annexation.
