Apartments to replace closed restaurant on Hyde Park Avenue in Roslindale

The Zoning Board of Appeal yesterday approved plans to replace the shuttered 100% Delicias restaurant at Hyde Park Avenue and Canterbury Street in Roslindale with a four-story, 27-unit apartment building and a small ground-floor retail space.

Developer Antonio Ferrara's plans call for 5 units to be rented as affordable, rented to people making no more than 70% of the Boston area median income.

His proposal also calls for 14 parking spaces on the lot, which also includes a condemned house that will be torn down, and a roof deck.

Ferrara's attorney, John Pulgini, said the anticipated market for the building, which will have a mix of 1- and 2-bedroom units, is "younger empty nesters."

Before the Dominican restaurant, the site was home to the Maggie Mae's bar. At yesterday's hearing, Pulgini provided a land-use deep cut, noting that going back even further, the site was once home to the Eire Pub.

Nobody spoke against the proposal at the hearing.

The BPDA board approved the proposal in June.

I know the board is being reorganized so perhaps this is beating a dead horse but did the question of building right next to the very busy train tracks come up? It was such a weird complaint about the development of the funeral home on Belgrade, next to the relatively sleepy (dare I say underutilized) Needham line tracks.

Adding dedicated bus lane like Egleston to Jackson on Columbus to HPA would make this stretch a good spot to create some housing density.

Maybe because the thing basically goes into a hill next to the tracks? Or because there's already housing all up and down the sides of those tracks in that stretch?

Wasn't this the guy that basically damaged the single family house to pretend it was "blighted" including bordering up the windows for no reason to try to game development approval?

But my gut always was that he wanted to develop the entire block, if you will, so maintaining a house he was going to tear down was a nonstarter.

I want to say that probably 5 years ago people lived in the house, and it was in okay shape. How it got that hole in the roof is beyond me, though.

Now, the decline of the bar is another story. They had to block part of the sidewalk (boo!) due to falling debris from a one story building. I would imagine that if not for Covid, they would still be open today, though probably preparing a going out of business party.
